Standing Seam vs Exposed Fastener Metal Roofing: What Changes for a Homeowner?

Standing seam and exposed fastener metal roofs can both look good on a home, but the way the panels attach is different. That affects what you see, how the installation is planned and which details need attention over time.
Our 928 Roofing team helps Northern Arizona homeowners understand those differences before choosing a roof. We start with the shape and slope of your home, then explain which panel options fit and what the installation involves.
What is different about the fasteners?
Standing seam
Standing seam roofing has raised seams where adjoining panels meet. Depending on the product, clips or fastening flanges secure the panels, with most fasteners hidden beneath the seams or adjoining panels. That gives the roof its familiar lines without rows of exposed screws across the panel faces.
Exposed fasteners
On an exposed fastener roof, screws pass through the face of the panels and remain visible. The attachment is part of the finished appearance and part of what needs checking when the roof is inspected.
Hidden fasteners don't mean a standing seam roof has no openings or details to maintain. Likewise, visible screws don't mean an exposed fastener roof is automatically going to leak. The actual products, installation and care matter.
How metal movement affects the choice
Metal expands as it heats up and contracts as it cools. The panels and attachments need to accommodate that movement according to the product's design. Some standing seam systems use clips that allow panels to move; other products attach differently.
We check the requirements for the specific panels along with your roof's construction. There isn't one fastening method or installation detail that works for every metal roof.

Compare the whole installation
Once you know how the panels attach, look at what goes underneath and around them. Underlayment adds protection beneath the metal. Flashing helps direct water away from walls, roof openings and other connections.
Roof valleys, edges and areas around chimneys or vents also need attention. We explain how the underlayment and flashing connect with the selected panels, and which existing materials need repair or replacement.
Our standing seam installation guide shows more of these details. Use it to understand the work behind the panels, then bring us the questions that apply to your home.
What will you need to look after?
Both types of metal roof need care. Drainage, flashing, openings and fasteners should be checked according to the installed product's instructions. We explain the maintenance needs of the specific roof system you're considering.
If you notice a leak or a change after a storm, tell us where and when it appeared. A repair should address the cause, which may be at an opening or connection rather than in the main panel surface. Leave roof access and repair work to qualified professionals.
Choose the roof that fits your home
The fastening method is one part of your decision. Appearance, roof shape, installation details and future care all help determine which option suits your home.
